BRIEF:
Our client is a repeat customer of ours, and is the 2nd blue-chip purchase.

PROPERTY STORY:
Our buyer loves this particular street where the property is located. We were informed that a property on that street would go to market in few days. Our buyer quickly engaged us to get access to the property quick before it made its way to the market. Why? Because you know what it is like when it makes it to the market...you would just have to compete with everyone else and it would make things way more complicated.

The property itself was a 4x2 property sitting on a 800+sqm land and required TLC. While our buyer was looking to purchase to occupy, the fact that 4x2 on the suburb have sold for mid-$900k to $1mil+ (ie. potential equity creation) was an icing on the cake. 

We quickly get in touch with the selling agent and we managed to get a deal through, all prior to the property making it to the market and still negotiated $30k off the asking price. It was indeed a very rare occurrence in this current market.
