LETS GOOOOOOOOOO....Purchase #83 by Easy Buyer's Agent. This was a purchase for our Owner Occupier clients who were looking to buy their forever home. Purchase price: $877,500. It was a 4x2 property sitting on 740+sqm corner block with R40/60 zoning. Read on.

Our client was an owner occupier looking to buy their forever home that had good investment value.

PROPERTY STORY:
We have always had a mixed bag of Owner Occupiers and Investors clients. Each had their own set of challenges when it came to buying property. For Investors, it would always be about numbers though some had more complicated requirements. And being an Investor, it's all about buying as low as possible to maximise profit. As for Owner Occupiers, they were often willing to pay a bit more to secure the property, but, as the property would often be their forever home, as you could appreciate, they were way more specific in their requirements. 

What if you combined both though ie. an Owner Occupier who was looking to buy a property that had good investment value? That made our task even more interesting. They had a set of specific suburbs they were considering, and the property itself needed to tick a lot of boxes. And on top of it, price must be right and property had to have good investment potential.

When we spotted this property, we thought this could be an excellent fit. Sitting in one of the most popular suburbs in WA, closed to a lot of amenities: 5km or so from Fremantle, 15km or so from Perth CBD, and surrounded by a lot of major retailers. It was also in one of the popular schools zone in WA, and more importantly, from investment potential, a 740+sqm corner land zoned R40/60 which up to 3 lots could be created out of. Based on current market, each of the lands could be sold for $300-$320k. Suburb has experienced 23.8% annual growth and featured in the news as being one of the most in-demand suburbs in WA.

The property itself was ready-to-move-in, very neat albeit outdated (depending on your personal taste). But, a more modern, renovated property in the area has sold for more than $1m. This represented an opportunity for future value add.
